- Who is the developer of Lakeside Farm?
Imperial Homes Corp., a well-established family corporation headed by Ms. Emma M. Imperial, is developing Lakeside Farm. IHC has been in the business for 20 years building affordable houses like its contract with Ayala Group of Companies to provide affordable homes for its many employees. Currently the company has branched out into leisure development and pioneered a family-oriented farm resort complete with resort amenities. Located in the nearby town of San Buenaventura, San Pablo Laguna, this farm-resort concept was conceived to cater to stressed out executives and Filipino Overseas Workers as a retirement Mecca or a home to come back to.
- What is the difference between Farm Lots and Orchard Lots?
Buying an orchard lot would mean having fruit-bearing trees on your farm lot, these are 13-20 year old trees like Lanzones or Rambutan fruit trees that are inherent to the area. Choosing a Farm lot would mean a flat land with no trees or with banana, or coconut trees. Whichever you choose whether an Orchard or a Farm lot , 20 fruit-trees will be given to the buyer.
- What are the sizes of the lots and type of lots other than Farm or Orchard lots?
Lot sizes ranges from 750 sqm. to 2,200 sqm. Farm and orchard lots are also classified accordingly as, view, lagoon and regular lot. The view and lagoon lots command a premium price.
- Is Lakeside Farm a vacation or residential place?
Lakeside Farm is classified as Urban residential rural. Therefore it can be used as residential or a second home. A unique advantage of this classification is that it's a Farm within the city. The banks consider it as urban residential which means buyers can get a home financing, as long as she/he is qualified.
- Are there restrictions to trees in the lot area?
There are no restrictions to the number of trees in a buyers lot, part of the package we offer is an irrigation and farm plan which buyers can use to make their farm more efficient, these plans are free of charge. A model farm located near the gates shows the actual implementation of such plan. Dr. Angeles, a Lakeside Farm consultant, designed the model farm. He is currently the president of the Horticulture Association of the Philippines.
- Are there house and lot packages? What are models and sizes?
There are house and lot packages and we have a special package where a country cottage we call, Kamansi Cabana or Coco Villa, made with indigenous materials with an estimated 60 sqm and 45 square meter. floor area respectively comes free with a purchase of a lot. This special is only for Phase 1 and 2 lots. This also comes with FREE 20 square meter greenhouse. To avail of this special package, 20% down payment is required payable in 6 months including the succeeding 6 months amortization. Only after fulfilling the requirements will the Kamansi Cabana or the Coco Villa with the Green House will be turned over to buyer.
If the buyer's needs require more than a country cottage, we have 2 Designer Model Homes conceptualized by internationally acclaimed artist Ernest Santiago:
- Rambutan Villa. 118 sqm. floor area. A choice of tile roofing or Anahaw (palm leaves) roofing.
- Lanzones Villa. 100 sqm. floor area. Also comes in Anahaw or tile roofing.
- What is the available financing for the house and lot packages?
For the In-House Financing:
- 30% down payment payable in 6 months with 0 interest. Balance of 5 years at 10% interest or for 10 years at 12% interest.
- 30% down payment payable in 12 months with 10 % interest. Balance of 5 years at 10% interest or balance of 10years at 12% interest.
House will be turned over to buyer upon 50% payment of the contract price.
The above financing terms are Dollar In-House contract. A Peso contract is available for qualified buyers who can course it through any local bank financing. It is required that after 90 days from date of reservation, a letter of Approval from any local bank be issued in favor of IHC. Upon submission of the letter of approval from bank and completion of 30% down payment and the balance of 70% paid by the bank, the unit will be turned over to buyer.
- What is the available financing for lot packages?
For the In-House Financing:
- 20% down payment payable in 6 months with 0 interest. Balance at 5 years at 10% interest or 10 years at 12% interest. The free Kamansi Cabana will be turned over upon payment of the 20% down payment and completed 6 months amortization.
- 20% down payment payable in 12 months with 10% interest. Balance at 5 years at 10% interest or 10 years at 12% interest.
The free Kamansi Cabana and the Coco Villa will be turned over to the buyer upon 20% down payment and completed 6 months amortization.
- What is the No Down payment scheme package as advertised abroad?
This is a special new package for international buyers payable either 5 or 10 years based on Dollar/Sterling/Euro Denominated sales Contract. The FREE cabanas will be turned over after the equivalent of the 20% down payment is paid for lot purchase and 30% down payment for house and lot purchase.
- What is the difference a Dollar/Sterling/Euro Denominated and Peso Denominated Contract?
A Foreign Currency denominated contract is paid in US$ or Sterling or Euro and carry a lower interest rate than a Peso contract. The company (IHC) carries the financing of the contract and will require an authority to have an automatic payment arrangement with a foreign bank for the buyer's monthly payments. A Dollar /Sterling/Euro denominated contract is paid in dollar, Pound Sterling, or Euro and carry a 10% interest for 5 years and 12% interest for 10 years.
A Peso denominated contract is paid in Pesos and carries a 19% interest for 5 years and 21% interest for 10 years.
Once contract is signed, buyer cannot change from a dollar to a peso contract or vice versa. This protects IHC from any fluctuations of the currencies and other inflationary
factors.
